Description: Rose Cottage is charming period semi-detached cottage which has been extended over the years and has recently undergone a substantial cosmetic and structural renovation. The open plan sitting/dinning room is L-shaped and is the central hub of the house. To one corner there is a snug sitting area with open brick fireplace and on the other side there is a dinning area, which has double doors leading onto the rear patio. The room has ceiling timbers running through it.
The kitchen, which leads off the dinning area, is well fitted with cupboard and draw units and includes integrated washing machine, dishwasher and free standing mirrored fridge. There is also a 4 ring touch ceramic hob and electric cooker.
A set of steps up from the dinning area brings you to the formal sitting room/garden room. It is light and airy with large glass windows overlooking the rivulet and double doors leading onto the rear patio.
From the snug area of the sitting room, a second set of wooden stairs lead to one of the double bedrooms which has exposed timbers.
The main staircase is off the front entrance hall and leads to the other two bedrooms, which both have good storage space. The bathroom is located downstairs, off the entrance hall and includes a power shower and bath.
The secluded and private garden terrace is part paved and part laid to lawn, with a southerly aspect enjoying the sun for most of the day. Stone steps run down to the winterbourne rivulet with shrub borders either side. There is a large garden store at one end with power and light, together with a further storage cupboard housing the oil fired boiler.
At the front of house there is a graveled patio area enclosed by a solid brick wall and fur hedge. To the left there is a graveled parking bay with space for two cars.
It should be noted that Rose Cottage has suffered from flooding in the past, the last time was in 2007 . Since then there has been a communal effort to keep the river clear, with the removal of weed and other debris.
Area Description: Rose Cottage is situated in the quiet and pretty village of Eastbury in the Lambourn Valley. The Lambourn Rivulet flows through the village and along the edge of the gardens. It is a special area of conservation.The village has a church, childrens playground and busy public house (The Plough). Lambourn is 1.5 miles away and has a good range of day to day shops, churches and restaurants. Hungerford, about 5.5 miles away, is an attractive small market town with good shopping facilities, including 2 supermarkets, hotels, restaurants, etc and a train station. Trains to London Paddington take about an hour and are fairly regular (plenty of people commute). Wantage and Newbury are not far away either, both housing more substantial shopping facilities. Newbury also has a racecourse and theatre. The A34 is one junction away providing excellent access to the Midlands and South Coast. London by Road takes about 70 minutes, the M4 (junction 14) being about 3 miles away.
Eastbury is situated in an area of outstanding natural beauty and there are many footpaths, cycle ways and bridlepaths close by.
